Here is the story on the roof.
I provide in an effort to be honest. It is a great little trailer.
I purchased the trailer in 2016. I was told by multiple people the roof was re-done a few years before, and it was a new roof.
What I didn’t realize was who ever put the roof on, used sheet metal under the shingles that ran over and attached to metal roof porch. As our annual freeze-thaw of the seasons moved the trailer and/or porch vertically up and down, the sheet metal pulled up the singles which caused water leak on the west side. I did my best to fix this (I am not a roofer), I cut out the metal flashing and replaced with a rubber mat, so that rain water would bridge the gap between the trailer and the porch roof. There are some holes in the metal porch roof that drip during rain, but it is on the porch.
Then, after the winter of 2021, we opened up the trailer in spring and noticed the roof air condition leaked somehow, and caused staining on the inside ceiling along the east side of the trailer. I caulked around the air conditioner and have stopped the leak since then.
In past years, we also used a roof electric cable over winter to try to stop ice dams, that we thought caused the leak, until we figured out was the air conditioner. I installed white paneling on the visible ceiling to obscure the ceiling, except for 1 small area in the bedroom. I over the years, I had people smarter than me check the roof, and they found no issues or defects. There are no weak or soft spots in the roof, (I go up to look for them).
